Why are SC property taxes so much lower?

South Carolina assesses owner-occupied primary residences at just 4% of value with school-operating taxes largely exempt — that's why Indian Land and Fort Mill bills often run roughly half of a comparable Mecklenburg County bill. Careful though: second homes and rentals are assessed at 6% and lose the exemption, which can triple the bill. Investors, do this math before you cross the line.

What about vehicle and income taxes?

Both states tax vehicles annually and both tax income — NC at a flat ~4.25%, SC on a graduated scale that tops out near 6.2% but with brackets and deductions that often land the effective rate below NC's for many households. Retirees: SC's retirement-income deductions and homestead exemption at 65 are a genuine draw. Your CPA gets the final word; we'll flag what to ask them.

And the schools?

Both sides have standouts: Marvin Ridge, Cuthbertson, and Ardrey Kell feed some of the strongest results in the Carolinas on the NC side; Fort Mill's district and Indian Land's fast-growing schools (10/10-rated elementary) hold their own across the line. District boundaries decide more than state lines do — we map them house by house.

Commutes, airports, and the everyday

Uptown Charlotte and the airport pull from both sides — Ballantyne and Blakeney sit closest, Waxhaw trades minutes for acreage, and Indian Land's Highway 521 corridor has grown its own shopping, dining, and medical so "crossing the border" rarely means crossing back daily.
